OPPORTUNITIES IN THE RUSSIAN PROPERTY MARKET


Opportunities for investors to enjoy profits of 50% and more per annum are as follows.

1) Off Plan purchases.
It is now common practice for Moscow Real Estate constructors to fund their new builds by offering units at start up or in the early stages of construction at 50% of the eventual finished price. The balance payable on various terms during the construction period. The construction and administrative finalisation of the project usually takes about two years by which time the property will have appreciated by approximately 100%. New builds are sold as shell and core only but can be sold on at a profit at any time during the construction period.

2) Purchase of apartments
For renovation for subsequent sale or rent. (See Renovation Section)

3) Purchase of renovated or good quality apartments.
For rental purposes, long or short term. Usual term annual contract, payment monthly in advance, plus one month rent as deposit. (See sections Apartments to let in Moscow and Short term accommodation)

4) Purchase of "Cottage" properties.
For purchase and sale or purchase and renovation for letting purposes. Country residences, (called cottages) located within 20 or 40 kilometers of the capital, can be purchased and let for a period while they appreciate and then sold.
Cottage rents are very high as these residences are now much in vogue with New Russians.
However buying costs are high ranging from $400.000 upwards to $1 million.
